A private fly fishing and wilderness destination in Eastern Finland, offering full exclusivity and flexible programming for your clients. We are located between Kajaani Airport and the eastern border.

Our estates are designed with a modular approach to suit various client profiles. Guests primarily stay at Villa Cone Beach, a secluded lakeside villa situated 500 metres from the Hiidenkoski rapids, a part of a wider five-rapid system with exceptionally low fishing pressure. This remote 600-metre stream is renowned for grayling and serves as a feeding ground for lake-run brown trout. Following an extensive restoration program, the rapids will reopen in May 2027, with Arctica Estates holding full exclusivity over the water.

To complement the villa, the fully equipped Hiisi Lodge sits directly on the banks of the rapids. Its role is versatile:

- As a Riverside Hub: It serves as a sophisticated service base for Villa guests, providing shelter, gear storage, and a venue for riverside dining just 20m from the water.

As a Standalone Option: For groups seeking a more value-oriented, private wilderness experience, the Lodge can be booked independently as a self-contained base for up to 10 guests. For Larger Groups: It provides ideal additional accommodation for staff or larger parties utilizing the entire estate.

Beyond our exclusive stream, the surrounding lakes offer excellent year-round fishing for Zander and Northern Pike, and more than 200 productive streams in the region remain accessible to your clients. Our stays are bespoke and tailored for both anglers and non-angling companions, featuring activities such as Bear Watching and other immersive nature experiences.
